Our Management Fees

Lease Management. Through this service Urban Management Group markets your property and assists you with acquiring a tenant for your residence.

Services include:

  • Advertising of property
  • Securing tenant for the property
  • Screening and credit checks
  • Entering into lease agreements on the owners behalf
  • Managing tenant relations throughout the lease term
  • Our fee for this service is the 1st months rent.

Property Management. Should you need additional management of the property during the lease term, Urban Management Group can assist you there too.

Services include:

  • Maintaining and repairing interior, exterior and landscaping of properties
  • Entering into contracts on owner’s behalf for utilities, public services, maintenance, repairs and other services.
  • Hiring, discharging and supervising all labor and employees required for the operation and maintenance of the property on behalf of the owner.
  • Our fee for this service is 10% of the monthly rent

Lease Renewals, Should we continue to maintain the property after the first lease term has expired, we will automatically raise the lease amount by 10 % at owners discretion and we will collect a ½ months rent plus your tenant will pay 10% of the new monthly lease amount for administrative fees.

NOTE: ALL REPAIRS AND SCHEDULE MAINTENANCE WILL BE AT OWNERS EXPENSE, WE HIGHLY RECOMMEND THAT A HOME WARRANTY POLICY BE IN PLACE. WE ALSO REQUIRE ALL LESSEES TO CARRY RENTERS INSURANCE.
